    Out of interest, what has that got to do with people in negative equity?

    I think my landlord bought some time ago, and is just happy to have a tenanted property, with regular (small) monthly payments. I believe they own multiple properties in the local area. BTL is no cash cow around here, getting decent tenants who pay regularly seems to be the goal. As I mentioned before I have had tenants in the past, and it wasn`t worth it for double the money, WAY too much hassle.

    I've never been to Edinburgh always thought it was a nice place but I must be mistaken because where I am properties rents very easily and the landlords I know have no trouble finding tenants.

    You are in London then, because I think the BTL problems I see here are UK wide, except London, although London landlords will be dropping prices in line with HB cuts in many cases?


    The point is that Edinburgh letting agents and landlords thought that "anything in Edinburgh" is going to rent in five minutes because "it is in Edinburgh", but they were wrong. Edinburgh is portrayed as affluent, vibrant etc, and it is, but there are plenty of areas you wouldn`t want to be after dark, or maybe even in the daytime.

    No I'm not in London and here it's hard to get a property for HB rates.

    Great. I have no problem with people letting decent property to others who want to pay decent money for living there. I have a problem with people on the internet (not saying you) claiming that "rents are soaring" or "rents are outstripping wages" etc. when my experience of Edinburgh ( one of the biggest housing bubbles outside London, and a city that likes to market itself as "Worth it") says different.

    Where I am there is a lack of houses especially 2 beds in the reasonable size town near to me there are 2 and rents are increasing.
