It is our first purchase of a home that is not a brand new build! We have never bought what I would call a second hand home before.

What do you see as the difference? That made you disregard the first purchase for the purposes of this discussion?

I am referring to the home report on a second hand home and its valuation being over the top. I dont think new builds need a home report?

Certainly when we bought the new build there was a price and we paid it, with a few incentives thrown in.

Your statement "This is our first purchase so we have no clue!" appeared in your post relating to whether or not you'd hired a solicitor. Evidently I'm not the only one who thought you'd stopped talking about the Home Report by that point .....

If you'd said at that point "This is our first purchase that has needed a Home Report ... " ...............

Yes, we have no clue about solicitors either! Of course we hired one during our first purchase. As that purchase was a new build it was just a case of phoning a solicitor and then a few weeks later we went in to sign papers, we got or needed no advice from them, so it was very different. There was no offers put in, no haggling, no negotiations that we could see. We put down a reservation on a ready to go new build and moved in 4 weeks later.
