Scotland-can a buyer request the seller gets a refresh home report?

I thought my solicitor only came into it when we had an offer accepted on a place and we wanted him to do a written offer.
There is no such thing as a verbal offer in Scotland.
As soon as you are interested in a property you should appoint a solicitor and ask him to Note Interest. That can be done even before you view it if you want.
Any offer will be made by your solicitor in writing.
See the Guide to Buying in Scotland linked at the bottom of the pageA kind word lasts a minute, a skelped erse is sair for a day.0 -
Thanks! I really didnt know that, I will be calling him first thing tomorrow morning with my list of questions!
Have you bought previously in England? The system in Scotland is significantly different, and your solicitor should be involved as soon as you are seriously considering offering on a property. I'd strongly suggest that you follow Owain's advice above.0 -

>>>>> Most folks don't make 'verbal offers'. They view the property, then go back to their solicitor to either note interest, or make a written offer.
You appear to have hired a conveyancer - someone to do the legal work for you, without advising you. <<<<<<<<
I didnt think a solicitor was there to advise on things like this - perhaps but with a huge fee on top of the selling/buying fee?
>>>>> many high-street solicitors who are active in the property market are perfectly happy to offer advice like this as part of an all-inclusive fee, but as we can see from your previous posts, you seem to have been looking only at the cost when considering your agent/solicitor. <<<<<<<<
Our agent? You mean our estate agent? Our selling agent I thought would be dealing only with the house sale side of things? Not advise on a house purchase, a house being sold by a different agent.
I referred to your solicitor or agent, as I can't tell who or what you hired.0 -

I have not 'hired' anyone - no paperwork has been signed or anything.
I simply called up a few local solicitors for some quotes for buying and selling. And we decided we would go with the Glasgow Law Practice as they are just a few mins from our house!
We have only spoken on phone a couple times and he forwarded the written offer from our buyer and the 'presale questionnaire' that we have to fill in and return to him.0 -

So he's working for you, processing your offer, but you feel you haven't 'hired' him because you haven't signed anything?0 -

What I was meaning was I have not signed any paperwork so I cannot check that paperwork to see what I will be paying him for eg you mentioned if I was hiring a conveyancer or a solicitor. It is the senior partner that I have been speaking too, who specialises in property. I am only wondering if he is there to advise or just to do the legal part.
This is our first purchase so we have no clue!
I guess I should phone him and ask!0 -

Their own website explains it quite well.0 -

It is our first purchase of a home that is not a brand new build! We have never bought what I would call a second hand home before.0
