If they want a dog so badly, seem responsible and are willing to shell out further deposit and pay for a fence around the property... why not? Only reason I can think of is denying someone having a dog is exposed real wood flooring throughout the house, which makes it really too much of a refurbishment risk (claws). A smoker is 200 times worse than any animal under normal circumstances will be. (I'm a smoking dog owner)

I guarantee if I took my animals out of my home, removed all their stuff and hoovered to pick up the stray hairs thats have fallen in the couple of days since I last hoovered no one would be able to tell as i take pride in my house and my animals are well behaved.

Completely agree, we recently sold our house. Each time we had a viewing our dog went to our neighbours for a couple of hours, we hoovered the house (she's only allowed downstairs anyway) and opened the windows.

We didn't hide the fact she lived there, her toy box and food/water bowls were still in place. None of the prospective buyers were put off (at least they didn't tell he agent this) and we feel we achieved a good price for the house. I don't think we would have achieved a better price if we didn't have a dog.

A house is a long term investment, are people really that worried that there was once some dog hair on the floor?

Clearly if a dog causes damage that is another matter, but for rented houses, wouldn't the damage be covered by the deposit. Anwyay, in our case I'm sure my wife has caused more damage to the house over the years than the dog, dropping things, general clumsiness, etc
  • Ooops I really really hope your wife doesn't see that post. I won't explain why lol.
  • The dog could be kept on the lead in the garden (no need to fence) and maybe ask for an additional deposit to cover pets - I've paid an extra £200 before to keep a dog when I rented. Also state that carpets must be professionally cleaned on departure - get a pet agreement drawn up and signed.

If you know the tenants well then hopefully there wont be a problem
