Tenants want a Dog

I am surprised at some of the replies on here. My house is immaculate and I have four cats.
Our tenants have a Labrador. They are fantastic tenants and I would let them have several dogs in order to encourage them to stay. The house is spotless, no damage to flooring and no smells. This is after three years. I have just given them permission to have a cat.
My last tenant was a filthy git who left the place looking like a pigsty and the house smelt like public latrines which hadn't been cleaned for months, and he managed this without any help from a pet.0 -

The tenancy agreement states no pets.
My Tenants have asked if they can have a small dog.
It is a large 4 bed property with open boundaries leading to roads at the front and back.
The property was completely refurbished last year, new carpets etc.
On the one hand I do not mind them having a dog (I have one myself), but on the other hand it would need fencing in and gates and the cost would be in the £1000's--which I am not prepared to fund.
What would you suggest & do if you was in the same position as myself?
Also any advice on possible problems.

What if they decide to have kids, I'd want fencing around the back at least, and it doesn't cost £1000s... Get a free quote before you make your decision at the very least.0 -

The bottom line is that the property is unsuitable for dogs, which the tenants knew when they saw it..................

A total ban on having pets is likely to be an unfair contract term and unenforceable anyway. (See the OFT guidance on unfair terms in tenancy agreements.)
Therefore it is better to agree to a specific dog and manage the situation.A kind word lasts a minute, a skelped erse is sair for a day.0 -

They already have children which may be why they rent a 4 bedroom house

Trust me, to fence this would cost thousands. ( Part of it was quoted for last year by 2 fencing contractors):eek:I am a LandLord,(under review) so there!:p0 -

Believe me there's nowt wrong with my nose! I can smell a toddler's stinking nappy at a 100 yards. Children caused a lot damage in one of my properties but we are supposed to love kids aren't we?
I would never let a property to a family again but have to problem with well behaved pets with responsible owners.0
