  • We currently live in Sydenham, are moving to the Hither Green end of Catford, and I often commute through New Cross to Greenwicj (where I studied).

    Sydenham's fairly nice and has the benefit of the overground, but London Bridge trains take 18 mins. New Cross also has the overground and is closer to central, but it's still a bit of a grubby area. Hither Green lacks the overground but national rail can get you to London Bridge in EIGHT minutes and trains go through to Charing Cross or Cannon Street (big advantage as far as I'm concerned). As green as Sydenham too.

    Really helpful - thank you! I've heard good things about Sydenham and have spotted two small one bed places that could work.

    New Cross is pricier if anything, right? I've seen a one bed for less than 200k but above shops and on a main road, which is why I think it's within my budget!

    Hither Green sounds good too. Will check out!

    Yeah I guess so, he did buy 2 years ago.

    I wish I had the money to buy. Sucks I pay £1100 rent but have no savings. I could get a decent property on a mortgage and pay considerably less than £1100 a month

    Woe is me :(
  • We had the same budget and settled on Dartford and just had offer accepted on a 2 bed terraced house. Barking/Ilford was the other option, but we could only afford really run down 2 bed flats there with short leases. We ended up giving up in that area after several places fell through.

    Croydon didn't offer that much for that budget either - you'd be looking at a 1 bed flat...

    I never said I needed more than 1 bed. More would be great because I'd have the option to rent out a room if I needed to, but 1 bed is fine, if that's all I can afford.. If I love it and the area then it might be okay. I'm trying to be open about size and location as I'm sure when I start looking I'll get clearer on areas I like and what I can afford in them...

    When I was looking I considered Peckham and surrounding areas (Camberwell, Dulwich), decided against Forest Hill & Honor Oak for being a little too far out, and have settled on Hither Green. It's very residential and quiet (there's one whole pub) but the national rail goes direct to London Bridge, Charing Cross, Waterloo and Canon Street which is very helpful if you're going to be working in different places.
    The last trains back can compete with the last tube times (until they go 24 hour at least), and there are night busses. Good bus connections too. And close to Lewisham for shops etc without the negative connotations.
    And hey, in 2050 the Bakerloo line should extend as far as Ladywell!

    Afterthought: sure you know, this but do check out a few areas. Go view some properties in different places, and spend some time before/after the viewing scoping it out and making sure you've got everything you're looking for; plan your routes to places you'd need to get to, and go hang around outside on a Friday or Saturday night to get a real feel for the area.
    Investment is secondary to wanting somewhere nice to live, 'up-and-coming' can often be a euphemism for 'currently-a-sh1thole'!

    I'm interested in all those areas! Forest Hill and Honor Oak don't seem too far out for me so they are still on the list too. I'm just not sure what, if anything, I can get for my money in these places!
