  • I nearly bought a house and the seller was using Sarah Beenys Tepilo. I saw the house on Rightmove, phoned the number, went through to customer services, arranged a viewing, went to viewing and met the owners, went online and created Tepilo account and made an offer online, we didn't buy it in the end but I came away thinking I definitely going to give that a go. Our house will cost between 5 and 7.5k to sell using a normal estate agent and With Tepilo you can use the £195 upfront option with another 900 quid if it sells. I am no way endorsing this website, as I said there are loads of them out there but the fact I used it as a buyer and found it so straight forward, for me it's worth giving it a go for £195.

I am pretty sure interest rates will not be 5% higher in 5 years time

    What are your requirements/priorities?

The place I sold earlier this year was previously rented out and I moved away from the area years ago. So I wasn't going to do viewings myself - in fact I needed an agent that I could trust to look after everything (including arranging to have things that the buyer didn't want removed, etc). I chose a small local business where I could deal directly with the company director and it all went very smoothly.

If you're happy to do viewings yourself, online agents sound quite tempting to save money - as long as you're convinced that a conventional agent with local knowledge wouldn't be able to sell the property at a higher price. I guess that properties that can "sell themselves" are probably fine as they are more likely to attract multiple offers.

Think you hit the bail on the head, if you think your property will sell quite easily and are happy to show people around then it's worth ago. What you will save will probably be the equivalent of a family all inclusive holiday.
