Wow Sky Broadband offer

Hi. I decided to change my broadband over to Sky after seeing the offer on this week's MSE email. I followed the link and went to 'Buy Now'. The screen asked if i was an existing Sky customer which i am - we have Sky TV. When Sky checks availability in my are it say that Unlimited Broadband is unavailable in my area and have to have Unlimited Fibre which is £20 per month plus £50 activation fee. Out of curiosity i went back and chose the option of being a new customer. Amazingly Unlimited Broadband is then available in my area. All the T&C's state that the Unlimited Broadband is available to you if you are new to Sky Broadband. Anybody else having this problem? Is this just Sky trying to pull a fast one?

I left Sky (TV) 5 month ago, but thought I'd go for this Phone and Broadband offer.
It didn't tell me that it was unavailable, but I was presented with the following, which from what I understand, calling them to complete the application would void any cashback...
