Stale mate - seller refuses to complete and move on the same day

    just tell them your mortgage company refuses.

    Of course, there is an additional risk here if you try and play hard ball and "force" the sale as it were with your demands... she could claim "yeah yeah we will get it all moved out on Friday", but when you arrive on Friday afternoon you could find that she 'has an excuse' and is unable to move out until Saturday anyway, then you are in even more of a predicament as there is nothing you can do over the weekend!


    What ever you do, please ensure you think over any "what if's" and ensure you have a decent plan B just in case she starts taking the mick!!

    I don't agree you should fund her removals nor allow completion to take place on friday and for her to remain in occupation for 24 odd hours while she sorts stuff. The contract will stipulate the finer details. You need to bring to the attention of your solicitor asap. I'd recommend a completion on the Monday as you suggest.

    when i moved house 13 yrs ago i agreed it with the buyers i would move out the day after completion, which i did. However the solicitors would not write this into the exchange and so it was verbal between us. Not sure i would agree to it again as it was a mad rush to be out by noon and we were still cleaning up the house when they arrived in their van (the 2nd time) to take the keys.
    You could agree that she load up your removal van (after u have unloaded) with her big stuff and they drop it off for her for a fee between the removals lads - cash in hand of course to pay for drinks later on that night?

    That way, she can move her stuff this weekend secure in the knowledge that the sale is definitely going to happen, and you will have true vacant possession on completion day.

    I say this without having a clue about what your and her situations are. But it does seem that the only way to do this is for at least one party to suck up an overlap of costs for a few days.

    If she is buying a new place rather than renting, it would mean she needs to put her stuff in storage for a week and stay with a friend, and her friend can move her stuff on two consecutive Saturdays. Luckily for her it doesn't seem that she has a shortage of friends who are willing to get involved.

    I work in the 'moving industry'. My frame of reference is around 20 years and circa 27,000 domestic moves.

    OP says they are both Drs and in terms of shifts and on calls, this was their best option. SIL is a Dr, and her schedule is fixed months in advance so rare to just be able to get a day off next week instead

    OP might be lucky, and be able to arrange a swap of duties with a kind colleague. But you're quite right - arranged months in advance.

  • in 13 house sales and purchases bar 1 I have always exchanged and completed on the same day. never been an issue. It used to be the 'norm'. Quite good fun usually
    June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

    July challenge £50 a day. £ 1682.50/1550

    October challenge £100 a day. £385/£3100
