Thanks for all the replies so far. Much appreciated.

I'm a lot less concerned about the EPC now. Looking again at the harsh report done on our property done in 2010, it said that installing fan-assisted storage heaters and a dual immersion cylinder (with low energy lighting) would alone have gotten us an E45 even then. It also says on the report that the UK average was E46 at the time (which strikes me as a bit odd considering it's now D something). If we can somehow get a low D through insulation measures I'd be very chuffed. :-)

It also turns out we already have cavity wall insulation (which seems to have been missed off the EPC report). There also may be some roof insulation as indicated by the seller in the TA10 form (but who knows how much truth there is in that considering he ticked on the TA6 to say the underfloor heating was working).

    A few more queries:

    - Does anyone know a good example of a modern 'dual immersion cylinder'? I believe we are fed from a concrete water tank above our existing cylinder - guess that makes it a 'vented' one we need?

    - Apparently we only need to insulate the ground floor to improve the EPC, but since the middle floor is the main living room area and has no doors (it and the open plan kitchen take up the whole floor) we may as well do that as well. Any idea how much extra a floor layer should charge for including insulation as part of the job (for around 60sqm of floor space)? It doesn't look that tough but we couldn't do it ourselves.......

    - Is there any other kind of insulation we could do (apart from flat roof) that could actually improve the EPC?

    - We've decided to switch to Economy 10 with a Dimplex Quantum 150 in the living area (realistically we'll probably need two but will see how one goes this winter in case the gas thing works out :-) along with 1 panel heater in our bedroom (and will return the others). That'll give us 8pm - 10pm to heat our bedroom/do the washing etc on cheap rate as well. We'll add panel heaters to the other bedrooms at some point. Is there any real advantage to putting extra storage heaters in the hallways on ground and 2nd floors (no hallways in living room/kitchen area - it's all one floor)?

Spoke to our current supplier and it turns out we have only been spending around 20% more in winter for our all-electric 55sqm two-bed flat (even in the very harsh winter a couple of years back). Our spend is around £550 annually compared with an average of £900 for a property this size. Nice to know we're not heavy users anyway......
