How do I go about paying for damages?

    Why does he want you to replace the tiles, disconnect the cooker, and change the sink?
    At worst you're responsible for a few scratches on the worktop but now it sounds like he wants you to replace the entire kitchen for him! You don't have to do any of the things he is asking, even if you accept responsibility for the worktop it's not your job to arrange workmen etc.
    You don't have to allow viewings either if you don't want to.

    Thanks for all your feedback. The letter that was hand delivered to me last night, it says that the estate agent has a set of keys and I'm not required to be there for viewings.

    I still have the right to say no to viewings?

    I'm going to write to him and have it in writing that I will take this matter to TDS and won't be paying anything before the tennacy ends

    Yes, they still have to give you 24hrs notice of visits. Write to them and insist they stick to this.

  • The Landlord turned up to the property out of the blue, knocking I never answered though. Funny enough I was in the middle of writing a letter to them stating I'm not going to pay for anything before my tenancy ends and that I will let TDS decide if I have to replace anything.
    Do they have the right to come and post things?

  • Lol sorry i mean letters etc, its actually the Landlords sister, he stopped sending letters via post, so instead I get her knocking at my door randomly to hand me a letter.

    Personally I'd stop answering the door and pretend you are out. If you do answer the door, say you can't stop you are just going out (keep coat by door if necessary but you don't need to). Say you are very busy because of the move and ask they write to make an appointment to guarantee you are in.

    Oh and put your key in the lock, and give it a turn to stop them being able to get in when you are 'out'. Just look ignorant if they query this.

    Re laminate scratch repair - please stop making it so easy for your LL to at least attempt to withhold large parts of your deposit. Go on ebay, look up scratch laminate repair, find one of the right colour, order, experiment on a less easy to see bit of laminate, then use to cover scratches. Do some research, I'm sure youtube will have videos telling you what to do.

    But its your choice at the end of the day.
  • I went out this morning, I had to prepare a art workshop, the letting agent came to my flat to do viewings. I'm annoyed, I didnt even know, until about a hour ago, I was leaving my flat to go to my car I opened the door and the landlord was there with his sister, they were furious, because the agent told them the house was in a state (I had art work out my printer in the front room and papers every). I told her I didnt even know they set up a viewing (my has been broken since tuesday), either way she said she text so that was my notice.
    What wanna know is, can I take action?
    She also said they had viewings set up for everyday of next week, weither I liked it or not

    You could always change the locks, but that is likely to raise the stakes again

    Phone the LA and follow it up with a letter stating that text messaging is not a suitable means of contacting you to arrange viewings. Tell them that you require at least 24 hours of written, not texted, notification of any viewings.

    You could suggest dates and times that would be suitable for you for viewings. If the LA ignores you and doesn't give you proper, written, notification of viewings then change the locks. You only have to change the barrels of the locks. I believe there are videos on YouTube demonstrating how to do this and then just change them back when you move out.

    Your LL and his family shouldn't be constantly turning up and your door either. You could argue that is harassment. If the LL wants to contact you, tell him to pay 62p for a 1st class stamp if he has to send you a letter.
  • Update:

    I sent out a letter on saturday, basically saying I'm not going to pay for the worktops before my tenancy ends etc, today I wrote and sent another letter today, in regards to the landlord showing up on Saturday evening, stating that I did not give consent to the viewing, that I'm seeking legal advice, that I will also not consent to any future viewings. But this evening about 8.00pm, I heard banging at the door, i didn't answer the banging continued for about 15mins, it was the Landlords sister, she delivered another letter.
    Now they are saying I have another person residing in the property (one of the things him and his sister was annoyed about on saturday was the fact his sister came over the day before and my girlfriend was using the shower), also the letter states that he has arranged for two builders to come over on thursday and friday to do estimates for worktops,a inspection thursday, saturday they want to do viewings from 12 to 7, they want to have a inspection the following saturday.
    Its becoming a nightmare.
    Its four times the Landlord has turned up at the property banging the door down, twice I have had my young daughter with me
