Notice given letting agent wants to come and inspect

    I think the only purpose of this inspection is to be able to charge the LL a fee. They will need to do a checkout inspection at the end of the tenancy so it seems pointless to have another a few weeks in advance.

    If I were the OP I would agree to their inspection at a time convenient for both of us but not worry about tidying up for them.

    I am hoping that I can point out to the letting agents all the issues that are still outstanding like the ceiling just outside my bathroom, its badly damaged due to rain water leaking from the roof, I have pointed out on a number of occasions that the roof is in a very poor state of repair but nothing has been done. the gable end wall where it meets the roof has been patch up with gaffer tape and is damp on the inside. all the walls downstairs below about knee level keep going mouldy, even with windows open most of the time, again reported and not dealt with.

    If I had finished the decorating at my new house I would have started moving stuff in so the full extent for any damp and mould could be seen. I just hope that they don't think that its my fault and retain my deposit.

    Yes hopefuly done in writing indeed!

    The inspection could be useful from that perspective, in that there is nothing unreported come check-out time.

    Personally, I'd consider moving it to a more suitable time, but generally let them get on with it. Tidyness is of no concern and given it is so close to move-out most of it will be quite irrelevant.

    As mentioned, this is probably about extracting a fee for the inspection from the LL.

    Just arrange for Friday/Sat. Perfectly reasonable.

    Make clear
    a) you wish to be present
    b) you don't want any of their staff coming in unaccompanied (by you)
    c) you are very flexible about timing on Fri/Sat and thus cooperating reasonably

    If worried they will ignore you, temporarily change the lock barrel (£5?) to protect your privacy.

  • They want to come inspect to see what sort of state, or not, the property is in, and to potentially see how much work Is required on you moving out?

    Over-reaction from the anti-"change the locks" brigade ;)

    Clearly GM suggested changing the barrel if the OP was concerned for privacy - it wasn't one of the primary suggestions. For all we know he has a collection of irreplaceable antiques or has set up a complex domino run throughout the house. Good reasons for not wanting to risk the agent entering the house.
