There is no set standard. I rented a house and it came with fridge, freezer, oven, washing machine , kettle and even toaster. PAT testing is some what scrupulous idea though and on the part of the owner????? I dont think so.Life is great0

Totally random.
Some provide cutlery and crockery, some provide ironing board and iron, some provide hoover. I've rented places where there was a mug tree but no mugs, knives forks and spoons but no teaspoons, an ironing board but no iron. The list goes on.
It's more of a pain with the bigger items - eg in our first rental there was a book case. In the second one, no bookcase, so we bought a bookcase. Third one - a bookcase, so there was no room for the bookcase we'd bought. Ditto with coffee tables and bedside tables.
I took my own stuff as far as was practicable, and put all the landlord's stuff (I'm thinking kettle, pans, toaster etc) in a cupboard until the day we left.
All you can do really is wait until you move in and see what you've got.No longer a spouse, or trailing, but MSE won't allow me to change my username...0 -
We rent over a dozen properties mostly to the student market through Manchester Student Homes !
It is a requirement from them to have PAT testing done every year on all electrical appliances.
Now this is Not the Law of the Land unlike a Gas Safety Certificate.
We also have a Video Inventory done by an Independent Company.
Electrical Safety Certificate/Instalation Certificate every five years !
CO Alarm, mains wired interlinked smoke alarm, security lights, alarm system.
Well maintained, clean safe houses/flats, fully furnished with everything tested.
Never seem to have any problem renting out our properties0 -
I rented this property with an integrated oven, and brought my own washing machine. There is a fridge freezer, but the LL made it clear I was responsible for it if it needed repairing. I regarded it as a nice extra so was happy with the arrangement.
I tend to prefer to use my own appliances as they are better than the very basic items provided by LL's. I have already replaced the oven (bargain much better model I got online as I like baking). I'd prefer to have a property completely unfurnished so i can use my own stuff.., but someone younger with less stuff will probably prefer it otherwise (well remember when I had to wait for years to buy a washing machine because I couldn't afford one).
It is best to ask when you view what's included, and get it in writing before you pay any money as LA's can get it wrong, tell you what you want to hear rather than the truth and if its all verbal, you have no come back.0 -
I have rented properties and they included a f/f, cooker but no microwave or washing machine.
The f/f we were provided, the freezer bit went wrong and it made our food go horrible. LL and LA were not interested in replacing the f/f and/or to compensate the food we binned. Food had black bits on it and slime.
Unable to claim on contents as minimum payout was £100 and excess was £75.
