Furnished rented property - appliances?

I'm about to rent a house for the first time by myself. It's advertised as a furnished property that includes appliances. Clearly the cooker is staying because it's built into the kitchen, but does 'appliances' typically extend to kettles/toasters etc or is it just large white goods like the fridge? Would you expect the landlord to provide a hoover (only non-kitchen thing I can think of..)?

Sorry if it's a slightly stupid question, but flats I've previously rented as a student came with everything down to full sets of cutlery! I know that isn't the norm, but unsure what to expect now - also realise that the simplest answer is to ring the letting agency, but it's a bank holiday and I need to start working out what I might need to buy.

    Do not buy anything until you move in ! Tesco/Asda and many other supermarkets are now open 24/7 and you can always order 24/7 from Argos and AO.
    If the property is unfinished then the Landlord only has to supply a kitchen, bathroom and bedroom/s with fitted units which normally includes a sink and fridge/freezer if integrated.
    Many posts on here about tenants moving into rental properties that have washing machines, dishwasher, fridge freezer etc and then want the Landlord to repair or replace when they breakdown.
    Landlord is also responsible for making sure portable and moveable electrical appliances are safe ( PAT testing ) every year.
    This does not apply to fitted appliances.
    So a fitted oven does not need PAT testing but an American F/F does
    When I last rented a property it came with a fitted oven ( new house ) I had to buy a fridge/freezer and washing machine and every other electrical appliance.

    In my experience furnished rentals come with all the white goods and large furniture items (such as sofa, beds, dining table etc). Small appliances can be a bit random - our current rental came with a toaster but not a kettle, for example - as can crockery and cutlery. I'd normally expect there to be a hoover.

    There is no legal definition if furnished so it can vary. Generally you would find large furniture items, a fridge, a cooker and a washing machine. I wouldn't expect many non-student rentals to include smaller items like cutlery, vacuum cleaner, bedding, etc.

    It can vary, but generally I wouldn't expect kettle/toaster. Microwaves were usually included (where appropriate). It used to be the norm to include a vacuum, but last few places I rented did not.

    Eat vegetables and fear no creditors, rather than eat duck and hide.

    There is no rule, or anything 'standard'.
    This is something to enquire about and to confirm in writing.

    Are you able to view the property before moving in? This should gone you a good idea, if not ask? I don't think there's a standard list of items but most just provide basics.

    Every landlord seems to be different in my experience e.g our landlord provided us with fridge/freezer, kettle, microwave, oven & hob (mainly as this was built in) and a brand new washing machine where as my dads property varied and whilst he didn't get a microwave he got a Hoover and tumble dryer.

    I think the least I would expect would be the oven, fridge, small kitchen appliances. But as I said before, ask if your not sure. I can't see any reason why the estate agent/landlord wouldn't be happy to help.

    Every one is different. Agent probably doesn't even know. It's probably also some "standard wording" they copy/paste over, so find out. And get it in writing if you're relying on it.
