Maybe I'm missing something with these links you post. I assume you are referring to "Properties sold nearby"? (apologies if I'm missing the point).
This appears to show that a different house nearby sold for 10k more in May while another one sold for 142k less in May.
Is this evidence of prices going up? Down? Or just that different houses are, well, different?0 -

It actually appears to show a different house in far superior decorative order sold for 10k more. The one he has linked would need about 20k spent on it to bring it to the standard of the previous one so lets just say this one is 10k more expensive.

Apart from demonstrating that not all houses sell for exactly the the same amount of money you're just proving that nicer houses tend to sell for more money.

the last sold completed in may so the price was probably agreed around febuary- 8 months ago.
according to your sacred LR house prices have been rising every month since then. this means that houses on this street should have increased in value by something like 12%.
as we can see this has clearly NOT happened.0 -
