    Skimming down the pages I can't really see any differences in sold price between the last sold date and April. Doesn't seem to be any evidence that people have stopped buying either.

    If anything it looks as though prices were higher in August than April.

    Aren't you about to enter your second year of the HPC project? That's £10.5k rent, a year living in a place you'd never consider buying and prices are up about £60k for the two bed terrace you're after.

    The only good news is Nationwide have suggested your target house has fallen by a months rent in September and, today, the CEBR forecast a fall in prices of 4 months rent in 2015.

    It seems so futile.

    how can i be in the second year of my (alleged) HPC project if i was trying to buy until april?

    Well Hometrack was down two weeks rent and Nationwide four weeks. Better than nothing I suppose even though it's only MoM data.

    You were rejecting houses as being too expensive last October. You've quoted Cher a couple of times 'if I could turn back time'. April was when you hit the big bear reset button. Another symptom of the crashaholic - moving goalposts.

    you made that bit up, or misread my posts.

    measuring everything in terms of rent spent can be misleading. by the time i complete a year in my current accommodation the landlord will have got back what he paid in refurbishing the place. if i'm still renting at that point i will probably move on to another freshly refurbished place, like i've been doing for the last 6 or so years

    You're misleading yourself if that's how you look at it. A years rent is a years rent - what your landlord does with it is neither here nor there.

    a house on the street i live on has had £75k cut off the asking price
    by your logic i've "saved" 8 years rent by not buying it 2 months ago
