How much did you 'squeeze' out of Taylor Wimpey?

We're about to discuss our options on a new build with Taylor Wimpey. We haven't put a deposit down yet, but looking to do so in the next week or so dependent upon what we can agree on.

On our first visit we were told they could pay the stamp duty, include some options and look at reducing the list price - so we know we have some room for negotiation.

We were just curious to understand what list price reductions, options included or other items were included for others who have secured/moved into a TW new build.

  • No idea on what you can get included but just a quick warning. Some mortgage providers won't allow any cash incentives at all so just make sure you check when/if you apply for a mortgage. Me and my wife found this to be the case with our mortgage lender and our house builders weren't able to pay our stamp or estate agency fees as we had agreed when we reserved. Just something to keep in mind.

    It really depends on the local market: we didn't manage to get anything extra out of them at all :-( but that was to be expected as there is a queue of people waiting to buy on our development - in fact as we were making the reservation another couple came in to ask about our plot.
  • Target 10% off, it has been done before. If you want to see for yourself, look at Zoopla sales for a house and see the difference from the list price. I didn't quite manage 10% off with Taylor Wimpey but others have.

    Bought a flat for £178,500 in 2012 from Taylor Wimpey - negotiated up to £180,000(!) but got £8,000 towards the fittings. I'm not the best negotiator, and these flats had a waiting list which couldn't be satisfied, so I'd aim to do better than me!

    Sometimes if you offer to pay more, they will include more I.e.: pay £2k over asking price for £4k fittings contribution.

    Ps - good choice of builder! We've been delighted with our flat, although now moving as we're able to upsize as now valued at £225k.

    Most of the deals have gone now. We got a cracking deal in 2013 - 38k off list price and everything upgraded. Taylor Wimpey are not negotiating on our site at the moment. They've got four buyers for every property and nothing available until next year.

    Don't let this put you off, but if they won't budge, do decide quickly whether you are willing to walk away or you want to buy!
  • Our experience in the development we bought in was that demand was much higher than supply, so we had no negotiating power. We took the last plot of our size on the Saturday morning after being released the day before.

    Completion is on Friday and we went to see the place last week and so far very happy.

    As above. Market has changed significantly in last 12-18 months.

    On the development we bought we only managed to negotiate free fencing, floor tiles and carpets. We also had to reserve 5 minutes after the plot was released from head office, such was the demand.

    As said, really depends on the demand.

    When we first went to look at one of the houses on a site near us, we got told no discount, but they may pay stamp for us.

    Went back few months later when only two houses remained and we got stamp paid, £8k of options and £20k off the price (house was up for £279k so nearly 10%)

    But they also only agreed that as we said we would complete in 4 weeks and had a mortgage ready to go and our house was sold and we'd moved out!!!

    She said they wanted the sales staff off site ASAP to move to another site, so we had every angle to barter on.
