When to change estate agents

When you look for a property you would most likely visit agent's in the village/town you wanted to move, you wouldn't register with one in a different location, therefore, all they can do is list it on property portals and hope someone calls to view, there is physically nothing else they can do.
A local agent will have a database of people looking in the area, how about speaking to a couple as seeing what they say.0 -

Never understand EA jumping. you see it all the time. Most people search online anyway.(And if I see it happen , I know the seller is having trouble selling...lol)
I notice there is a 2 bed along the road for sale, chances are people that view yours will view there's. Also looks like they have a larger garden.

yes their garden is a bit bigger, but we have priced our house lower to compensate for this. i see what you mean about the impression it will give. pros and cons0 -
Local agents don't really have much of a data base, everyone looking for a property always starts online, so don't think changing to a local would make too much of a difference. It would if your current agents aren't pro-active, not open often etc. Your not too far wrong with the price, but it took the last agent 458 days to sell it to you for 123k, so taking that into account, its going to take a while to sell it for 125k and the market hasn't changed since you bought it.
I did look into the area and round the corner from you a couple of 2 beds have sold at 115k and one 3 bed went at 120k. If you really want to sell quick you should try amending the price to be competitve in your market.0 -
I think you have a lovely, well presented house at a pretty competitive price. Three viewings in a month isn't half bad.
Personally, I wouldn't drop the price; you'd be giving it away. I also think you'll find developers can be more accommodating than they first seem. They put completion dates in for effect but they know deals can take longer in reality.
It's still a sellers market (just about); sit tight with your EA, you're on Rightmove.
