When to change estate agents

Hi folks, my house has been on the market for a month now, and I have only had 3 viewings despite my house being priced to sell.
I am hoping to sell my house reasonably quickly so that I can buy a new build. I have a reservation on this new build currently, but time is running out.
at what point should i consider changing estate agents in order to get things moving? or is doing this fruitless?
Any advice would be appreciated.
Cheers
James

What does your contact say? How long did you sign for?
I think a reasonable time would be 6-8 weeks, if not much interest, then try change. ( depends on your area too)
Maybe post a link and we can see if there is anything ''wrong'' with the marketing,
Good luck0 -
Hi, the estate agents aren't saying much. they tell me they are doing everything they can and they are sending emails out ect etc.
the house can be seen here on right move
rightmove.co.uk/property-for-sale/property-31508229.html
thanks for your help

How long is the contract and what does it say about the conditions under which you can terminate it?0 -
due to me taking part in a home change scheme with a housing developer, i don't own the contract with the estate agent, the developer does. So i haven't seen the contract.0

So what does your contract with the developer say?0 -
got 8 weeks to sell house, if doesn't sell the reservation is null, so someone else can come a long and buy the house i want to buy. However, the reservation can be moved to another house on the development if this was to happen. the developer have said that we can move estate agents if I want to. I just don't know if it is the right decision.0

Is the agent's office near to your property? It seems on google like they're based 40 minutes away, so probably don't have applicants registered on their books who are even looking to buy where you are, therefore relying on traffic through rightmove etc only and not being 'proactive' as they claim to be. I'd see if you can go with a local agent, who will have applicants looking in the area you live.0

Where is the property? Do you know how active your market is? Without that it's impossible to say if you should change EA.0

i live in east yorkshire, the market appears to be picking up in my area so I am suprised I haven't had any viewings recently.0

the agent's office isn't very close. it was for this reason i was also thinking about change agents. i wasn't sure how effective selling tactics were outside of relying on rightmove.0
