    I had thought about this but I think he'd just make anything up to get around complying with it.

    No we didn't. We had our flat on for sale with him, no contact for 6 months. He came out to re-take photos, I asked him to email us them and he had a breakdown in the house, tore down his signs and ran out. We didn't have any contact with him after that and out our flat back up with another agent immediately.

    Unfortunately on telling people about him, others have heard horror stories about him doing similar things. Our new EA said it wasn't the first time he's heard that about him. Also the solicitor seemed well aware of what he was like.

    Pretty sure he has to comply, you could ask your solicitor to put a noi won't cost you anything (I think). At the very least it would probably annoy him.
