Hornchurch seems to be too expensive. I did think about Romford but have heard some real horror stories about it.

I might look at Chafford Hundred. The trouble is OH has to drive to work as he needs his van and all his tools. In the morning he leaves at 5.45 and it takes an hour at most but the evening is a completely different story. On a good night it usually takes at least an hour and a half but most nights it takes between 2 and 3 hours because of the traffic. He is lucky if he is home before 9pm

other half works near dagenham and without giving it away too much I'm not 100 miles from chafford hundred- on average it takes him between 30-45mins to get home, i s'pose it really just depends on whereabouts he works best place to look to get an idea of rents etc would be www.rightmove.co.uk I think you can put it how much you wanna pay and then it will list suitable properties.

serioulsy, look further into london at leyton or leytonstone ( leytonstone quite a bit nicer, but leyton a bit cheaper)

we have a 2 bed house in leytonstone for 750 a month, so its really not unattainable.

As I say, I've not been to either place. A (very) old boss of mine used to complain about the smell from a brewery (factory?) when his taxi took him past Romford on his way home.

I've got a mate from Romford who doesn't have a good word for it too (except for the dodgy nightclub there).

The 'brewery' is now a shopping complex, with restuarants, Sainsbury, cinema etc.

Romford town centre may be 'dodgy' at night time, but then we don't venture to the pubs and clubs etc. Where we live in Hornchurch it is very quiet. I find it very convenient for travelling to work in London.

To stop slagging off bits of inner Essex, I'd think that £850 pcm would get you a pretty decent flat on a fast line one or two stops from London either north or South of the water.

Somewhere like Woking or Guildford into Waterloo. Tonbridge or Sevenoaks into London Bridge/Charing Cross. You should get something pretty good for that sort of money in any of those towns.

When I was working out where to live when I moved out of London, I started off by looking at towns that are 1 stop from The City and went from there. Forget the number of miles, it's the number of minutes that count.

Yes, but...

The further outside London you are, the fewer transport OPTIONS you have.

I have a bus route going past my door, but if there's something wrong with my usual mode of transport (road closure, heavy traffic etc) I can walk round the corner and take a different bus. My commute is 25 minutes at a minimum, in light traffic when the bus turns up immediately, or 45 minutes maximum, in heavy traffic with a long wait for the bus. Indeed, in 45 minutes I can walk. And if all else fails and it's the middle of the night, a cab isn't much over £10.

You could have a 45-minute commute living in Woking, but only if you live near the station at one end and work near the station at the other!

I have lived further out in London (zones 3 and 4) and have always been reassured by the fact that there are some viable alternatives if the first choice of transport fails.

Also, the further away you are, the more you pay in travel fares. All I need is a bus pass with the occasional Oyster top-up.

All I'm saying is it's never that simple

Hey! I live in Dagenham - its a wonderful place to live.:rotfl:

No seriously it is awful. I cannot wait to move away. The only good thing is that the houses are cheap here and we wouldn't have been able to get on property ladder without moving here.

Actually another good thing is the fast transport links to London and it is quite close to Olympic site so it may go up in value one day.
