A relative once found that if they moved in with a partner, the letting agent wanted a fee to credit check them, even though the partner had no problem paying the rent already....so they 'didn't move in '0

The irony is those using agents wont make any money, they have spent a hundred grand or so for someone with a telephone and desk as their outlay to cream off the entire and often more profit.I do Contracts, all day every day.0

The governments attempt to go after Landlords may also reduce the number of rentals on the market causing letting agents to look for other sources of revenue, i.e. increasing fees further,.
I do think it's letting agents that are causing landlords to get a bad reputation. I think the government should be doing more t target them.0 -

Then the potential new tenant can be referenced at the point when it's actually relevant, rather than the landlord relying on out of date references.0

there are very less properties let direct from Landlord in Berkshire area most of them with letting agents ie Romans is on top of the list to have these properties0

It's relevant as soon as they move in. And it's a bit late to find it out when they're already in and you face a battle to evict them.
Why are you assuming an unreferenced tenant will automatically not pay the rent?
And if they ARE paying the rent, why would you evict them, referenced or not?0 -
EA can charge whatever they want, there's nothing you can do as they are not regulated by law on charges.
