Sold STC £55k. 2004 probably £35k?
You've spent too much time trotting out stuff that everyone either believes or can't be arsed to check. You have no idea about prices in your own area - I live 300 miles away and it takes literally seconds to check.
I don`t care about prices in my area if it involves flats, they are not worth owning at any price IMO, the quality of life is for flexible renting only, and as you know I am still able to save plenty. The point is, many of the drops from peak will be quite interesting. You have to understand the areas as well, Gorgie is in the heart of the city and is a bit rough and ready (less so now maybe) Wester Hailes is on the fringes of the city and used to be one of the most notorious estates in the UK for crime and deprivation (much less so now of course)0 -

You've spent over 80k in rent when you could of bought for about 60k factoring in interest.... You would now be living rent free.... Better again you'd actually have your own bathroom rather than having to bog brush the loo after your crackhead housemate has been for a dump.
But I don`t want to be tied to a house in Stenhouse that is heading back to 40k, what is it that you don`t get? Most of the shared houses we hired cleaners, no one cleaned toilets.0 -

Now you've seen the numbers don't you wish you'd got a time machine. You don't get this service on HPC - blissful ignorance seems to be preferred.
Currently worth about 40k. Used to work in the Stenhouse area, would have been okay to rent for a couple of years, landlord picking up all the repairs etc, then move on without having to watch a For Sale sign gather tumbleweed for three or four years. Don`t you get it yet?0 -
Arguments aside, wow those Edinburgh flats are dirt cheap but then I would say that living in London!0

Happy to play Rightmove Bingo with houses. I've a horrible feeling you could have a nice house for not much more than you've paid in rent on flats, HMO's and houseshares.
If you want to make it about peak then here's a suggestion. Abandon this username and get a new one then come back and pretend you bought in 1997, STRed in early 2007 and bought back in in early 2008?0 -

I've got it. Rather than use real numbers, logic and maths you want to rely on assertion and hope it's taken as fact. You are talking rubbish.
