Our Mortgage Providers Wont Let Us See Survey?!?!?

This seems most irregular to me. We have bought and sold several times and every time we have always had a copy of our survey. Our financial advisor says it is the norm these days that if theres no *major* problems, you wont even get to see the survey.

My feeling is that I have paid £315 pounds, so I would like to see what I have paid for. Does this seem unreasonable? The house we are buying is over 100 years old so it's gonna be by no means perfect.

Has anyone lese ever come across this - not being able to have a copy of the survey on a house they intend to buy?

My mortgage is with HSBC and they did the survey for free - when asked, they faxed a copy to me no questions asked. The solicitor wanted a copy anyway - perhaps ask your solicitor for it?

I would think you're entitled to a copy of a report you paid for. Take it further with them. Ask to speak to an organ grinder rather than one of his monkeys.

If it was just a basic valuation, they may not have even done a formal one. if they've leant money on a house in that street recently, they may have just taken the house to be similiar so just lent you the money on that basis. So took your money for doing nothing in essence.

It does sound like a Drive-By Survey.
They proably haven't got anything to show you at all.

House buying is all about being fleeced!, another example.

My guess is, if you take it further they will simply make one up to give you.

the fact is that all basic surveys are for the benefit of the mortgage provider and they do not have to give you a copy of anything. If you got a home buyers report then this would have been given to you as it is for your purposes.

Some lenders, however, will provide copies of basic surveys but I am guessing that your lender is one that doesnt. Who is your lender?

i think you are entitled to a copy - you have paid for it - quote the mortgage lenders code at them.

the mortgage code doesnt exist any longer so no point quoting that. Your only avenue would be that you didn't have it explained properly by your adviser.

a basic survey will confirm the following: Address, particulars of the property (how many beds, bathrooms etc), details of general condition of the property and anything that the lender needs to be aware of. It will then confirm whether its worth the asking price.

If it wasn't or there were any issues that effecting the value then the OP would have known.

I was in a similar position with Abbey and Lloyds bank recently organising my parents finances, neither of them wanted to provide a copy, I got my solicitor to remind them I paid for it and a copy was provided the next day.

Who's benefit it's for is irrelevant, if you paid for it you're entitled to a copy.

I don't think that you are!
It is solely for the lender's use.

If you want a survey for yourself then you instruct your own surveyor to do one for you.

When I bought my current house Halifax didn't provide me with copy of the valuation, even though they had for my previous properties & even though I've always had my own homebuyer's survey carried out at the same time.

I did phone them up about it, but can't remember what their reasoning was for no longer supplying me with my own copy, but wasn't too bothered having had my own survey report that I'd paid for in addition.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.
