    It all depends I lived in Upton Park before and I felt I had enough of the area in 4 months, never again for me.

    Rats were the biggest problem for me; go to Queens Market and was full of rats and not so cheap veg any more.

    Interesting. I don't think that there are many parts of London that are free of rats - indeed, I have seen rats only a few hundred meters from where I live. I am more than happy to live in the proximity of rats, which are fascinating and very intelligent creatures, so long as they do not actually come into the house.

    East Ham was a lovely area 30 years ago. Nowadays there is a reason why it's the cheapest place north of the river to buy a place.


    OP, just pop round the area at the weekend... Friday evening, Saturday evening, tell us what you find.


    Always buy on location.


    EH has increased in value during the past 12-18 months as Leyton/Walthamstow is too expensive

    My offer was accepted - barring any of the numerous possible difficulties that such processes involve, I shall in due course be an East Ham resident. The location seemed quite pleasant, and the tenant said that it was a very quiet area, that she felt safe there, and that she never had any problems.

    Not bad, actually. A little down at heel in places, but not particularly rough. The houses are mainly small late Victorian or Edwardian terraces, but decent enough. There are a goodly number of green spaces, and the transport is quite reasonable. I even saw somebody who appeared to be appeared hipster on Friday.

    Does it seem like East Ham is gentrifying at all? We considered moving there a while ago.

    I am not sure that I am the best at spotting the early signs of this: it is not Walthamstow or Forest Gate yet (although it is a neighbouring postcode to the latter, which is a good start). There seem to be mixed signs: on the one hand, there are still quite a lot of run-down houses and multiple occupancy; the high street has largely low-rent shops (Poundland, a huge Primark, betting shops, etc.; although there is a branch of Boots and a Costa), but on the other, there are also pockets of rather well kept and rather nice houses (many with extensions), and there are quite a few house renovations at hand. Also, there are quite a few expensive cars parked in the streets near where I live (new Audi sports cars and the like). Newham was also the London borough with the greatest percentage house price increase in the last year.
