thats a valid point by eire13. I recently moved to west drayton which apparently is in High Flood risk area (ground water flooding). The previous owners have lived there for 18 years with no complaints. I also look at any insurance claims made due to flooding and there were none in the last 50 years!!0

A "high" flood risk means a 1:30 or greater chance of flooding every year, so a 18 year period without flood is not particularly surprising. It is still a risk that I do not want to take, however, especially as flood frequency is likely to increase rather than decrease.0

The area is quite congested, and very high rate of ethnic origin population. Parking can be a nightmare and most likely in a controlled zone. Safety wise prob about average. The areas you are looking at are all in the London Borough of Newham - with the focal point of the borough being Stratford in the west of the borough - with the Westfield Stratford City and Queen Elizabeth Olympic Park being two key landmarks. However the FSA and TFL are all looking to relocate to Stratford in the next couple of years. West Ham utd is also relocating from Upton park to Stratford in 2015. Stratford prices are quite high with some 3 bed terraces going for 500k. Have a tour of the area, you can travel between all the areas you mentioned in about an hour by car to get a feel.0

Forgot to add, flood risk is not really a issue, the area is protected by the Thames Barrier and a lot of sewage systems in the area have been improved to lessen the risk of flooding - all this was done pre Olympics 2012.0

Thank you, VW. I am not concerned about road congestion or parking as I do not have a car. The flooding risk seems to come from either groundwater or the river Roding rather than the Thames.0

Out of all of those the one in the best location is the first one IMO, but the trade off is the house is the worst one too. The house by west ham park seems pretty nice. Even though this is very near to the house on seventh avenue I would say the feel of where that one is is much nicer.
The shaftsbury road one is on the road of a massive primary school, this may put me off a little.
If the last one cheap because it is miles away from a train station. Not the best location for public transport.
