            If you read the original post, circumstances have changed meaning were no longer going to university. No longer students. And the comment on it doesn't matter if were students or not. The LL doesn't accept non students in the property due to multiple reasons such as CT, insurance ...
 I think you'll find this is important!
 If the LL won't take u as ur not students, they are asking to cancel the contract.
 None of his policies are your problem if he's asking u for rent now! U could just say oh ok we'll move in, see what he says0

            I think everyone is jumping the gun here, the LL is not letting them out of the tenancy then it's clear he wants them to stay so the student comments are obsolete. He may have wanted students but as things have changed he may no longer care.
 The only hope the op has is whether the text they have from him is good enough proof that he has agreed to surrender the policy.
 If it went to court and the op stated he wanted us out because we are no longer students they will need proof of this or he just says what are you talking about I don't care if you are students or not, just fulfil the contract.
 It's a breach unless the courts say different and that's a big gamble.0

            Council tax would be a real issue wouldn't it? If all of the other residents are students who are exempt, the OP would have to pay the entire CT for what may be a large and expensive house.0

 It could be, but we have no idea whether this is a property to be occupied by just the OP and partner or a HMO.0

            If it is an HMO then the landlord is liable for the council tax.
 Therefore, unless the tenancy agreement is carefully drafted it is him that would be hit.
 That's perhaps the reason he only wants students.0

 HMO. 4 rooms, 2 currently occupied by students. The CT would most definitely be quite expensive.0

            States nothing about students being the only tenants allowed. Also states:
 To pay all bills relating to the provision of gas, electricity and water to the property.
 If at any time the tenant owes rent and any other sum to the LL under this agreement the LL may take all or part of the deposit in settlement or part settlement of the amount owed (which we had previously agreed on anyway)
 We have previously tried to get him to accept 2 non student tenants both willing to pay CT, both he denied.0
