Landlord Emergency Insurance - Tenant has right to call

As a landlord I pay for home emergency insurance for the benefit of my tenants.
A year ago I found Total Landlord Insurance

quite competitive at £65 for the year.
Above all, if there is a water leak at 3am, the tenant is the one who calls the helpline.
I received my renewal notice and it was only when reading through it carefully that I realised they were doing something similar to the classic private equity trick - the premium had almost doubled to £127! :eek:
Finding an alternative has been very time-consuming - I don't recall the last time I was reviewing the results on page 8 of google AND Ask Jeeves!
Problems: in many cases, home emergency cover policy is not available:
- to landlords
- as a standalone policy (you must get contents policy too)
- without paying for a gas boiler service and official check - useless if there is no gas boiler
- for the tenant to notify the claim to the insurer's helpline. Speaking personally, if there is water streaming down the walls of a rented flat at 3am, I see no value the landlord can add to the process if he is not the person who is going to solve the problem!
The two providers with the most advertising are British Gas and Homeserve, but they are by no means cheapest. You can also find others charging well over £120 for the service.
I persisted and found that Surewise offer emergency cover where the tenant can call the helpline. Cost £59.95 at the moment.

I have no experience of the company so far other than that their Southend-based customer service is good. This choice was the result of two hours googling and jeevesing. I do not wish to push the company other than to warn landlords against premiums which are twice the price they should be and products where the tenant has no right to initiate the claim. I hope this is a useful starter for other landlords to make their own comparisons and choices.
