Thanks very much everyone - given me lots to think about - think I will get the EA in and ask their opinion. As it is a rural area there is nothing at all similar on the market though.0

The best advice I can give you is to go round the house and garden taking some pictures and upload them onto your computer, you'll then see what needs attention.
I found that to be invaluable for our move as I knew the downstairs flooring was 'tired' but didn't realise quite how bad it was until I seen the pictures blown up on my computer. Remember, the photos on the EA website/rightmove etc will be the first impression that your prospective buyers will see and could mean the difference between them deciding on a viewing or not. No viewings = no sale!
Don't give anyone a reason to offer you less for your property.
And CLEAN everywhere till it's shining! And tidy up the garden.
We replaced the flooring and renewed a few little things here and there and got an immediate offer well above the asking price.
IMO it's definitely worth it to obtain the maximum price possible0 -

I bought my house as a probate sale and it was only part cleared; knackered carpets, dated decor and old lady junk everywhere. There will be buyers who aren't bothered by this. I saw plenty that had been expensively "done up" but unfortunately not to my taste ie trendy kitchens, spot lights, fancy wet room with no bath etc. A unique rural property may have a specific type of buyer so ask the advice of an estate agent.
A good clean will be the most beneficial and will just cost you some products and elbow grease. Tidy up the front garden/approach to the property as this pic is often the first on the particulars and should be appealing.They are an EYESORES!!!!0
