Selling a house

Hi,

I was hoping the more knowledgeable/experienced members of this forum could possibly advise me.

I am looking to sell a house in Carmarthenshire (on behalf of an elderly relative) but I wish to specifically target potential buyers outside Wales.

I have spoken to a number of local estate agents who gave - what I feel - a ridiculous low estimate for a 4 bedroom detached house. Their reasoning being "houses are simply not selling at the moment".

Can anyone recommend national, reputable estate agents willing to target specific markets?

    Are you actually hoping that EAs outside Wales will market it for more.


    I would have thought that say English estate agents would enquire from local Estate Agents as to value about what would sell for what, so it really wouldn't make much difference.


    The property is still in the same place, if you see what I mean.

    Who would I go to find out the currant price of a house in an area?
    Would not just take the advice of one , would get a figure from a number.

    This is what you have done ........ well done .
    Then you think you know better than those who spend their lives selling houses ...... not so well done.

    Have you looked at the prices of other properties in the area?

    The value of a house depends on where it is - if a number of EAs have all suggested a similar price, that will be the price for that area.

    You need a local agent, who exhibits at the London exhibitions. You will need the local presence/knowledge more than the ability to splash a nice photo in front of wealthy people with a dream.

    A distant agent won't have much vested interest in shifting a random house hundreds of miles away.

    Contact all local agents and ask them if they exhibit in London/similar. If none do, then it's not a hot spot for those markets or one of them would be doing it.

    People these days will be using Rightmove to find/buy houses from a distance.... without any special "marketing" being required. Just make sure the online listing information is complete/relevant for people from outside the area. e.g. 100% needs a floorplan. Info on well-known local events, nearest station, nearest beach, etc to be included in a paragraph at the end.

    At no point do I claim to know more than an EA but I do wonder whether they price it lower than it should be so that it sells quickly and they collect their fee/commission quicker. My relative is 85+ so I am also concerned they may be taking advantage of her.

    I have looked at similar properties within a mile radius (Zoopla) and they are considerably higher (in one case nearly +£75K) hence the reason I am questioning the estimates.

    I've just sold my parents' house which went for under the going rate for similar houses because it needed upgrading.

    They may be better maintained as my relative can only manage (and pay) so much to keep the house in pristine condition. This is main motivation to sell as she doesn't want to see her house fall into disrepair.

    This is often the case with properties which have been owned by people for a long time.

    The EAs will have priced your relative's house to make allowance of work that needs doing.

    As long as the EA you choose uses Zoopla and Rightmove, people from anywhere round the world will be able to see the house when they search for houses in that area.

    Make sure the pictures are really good (get in and declutter a bit in advance if you can) and have a floor plan done.

    The estate agents in the area do this all day, every day, yet you feel qualified to disagree with them?

    Also, why do you think the agents would tell you the market is slow, if it weren't genuinely so?

    Do the agents use Rightmove, Zoopla or similar? If so, they're automatically 'targeting' those who are looking at property - via those websites - in the area. These are national websites.
