At no point do I claim to know more than an EA but I do wonder whether they price it lower than it should be so that it sells quickly and they collect their fee/commission quicker. My relative is 85+ so I am also concerned they may be taking advantage of her.
.. I can't imagine a circumstance in which I would WANT my house to take longer to sell, rather than a shorter time. I would regard a quick sale as part and parcel of what an EA should do.
85-year-old implies to me - dated decor, upgrading probably required, etc etc. Are the 'similar' houses you looked at TRULY comparable in condition and presentation? Are you certain that isn't the reason for lower valuation?0 -

The property is less than 20 years old. It is part of a small neighbourhood off a private road. It was built on land purchased from a farmer.
It is similar to the properties I compared it with.0 -
Even if you were looking to move far away - Id' have thought you would look on rightmove and zoopla..
So as long as an agent has marketed the property then then all good.
As for price, well i'd have thought - you could rightmove - 'sold prices' for her post code and be realistic that the property price will reflect the condition!
I do think EA's guess.. there is 'no hard and fast 'rule as to what a house can sell for - 2 in the same 'block' can sell for different prices.. it dpeends on how much the buyer is willing to pay
