    Hi there,

    If you work in Central London - I would recommend to "broaden" your search in Ruislip. I live between Eastcote/Ruislip Manor tube stations ( around 10 minutes walk from Eastcote station, GP, dentist, schools,local shops, "Highrove Pool & Fitness"). It feels safe, really nice neighbours. I can't comment on South Ruislip - but it feels that whenever you want to get to you have to use the car.

    South Ruislip might be affected by HS2 - check the HS2 proposal.

    I work near "London Eye" - and it takes me around 50-55 minutes to get me to/from work (10 minutes walk to Eastcote station; about 30 minutes tube journey/combination of Metropolitan and Jubilee; another 10 minutes walk from Waterloo station).

    As for Northolt airport - there is an annual restriction of flights - but local papers (quite recently) mentioned some increase. I would, personally, checked this (just in case).
  • South Ruislip also has the Chiltern Railways overground that goes directly to Marylebone.

    My in laws live near South Ruislip (Ruislip Manor / Eastcote) and we used to live in West Ruislip so know the area fairly well, it has always seemed quite safe to me, I'd have no problem living there and there are good transport links.

    However if you're really unsure I'd either rent something short term or try spending some time there first over several days / evenings etc.

    House prices in South Ruislip are crazy at the moment. Gibbs gillespie estate agents have monopolised the area and they are behaving very arrogantly. They are seriously over valuing properties and putting them up for sale by atleast 30 or 40k more than they should be. Then some rich lunatic comes along and pays another 30k more than asking price. So basically people are paying approx 50k more than their worth. Once interest rates start rising people will realise that they have over-paid. There should be some central agency to check ruthless agents like Gibbs Gillespie. And Foxtons are another estate agent who are famous for over pricing and bringing a last minute invisible buyer to hike up prices just before exchange of contracts.

    The planes fly pretty much in line with the runway that you can see on the map - coming in to land from the North East. The planes pass pretty much overhead of the primary school which is next to Queensmead school on the map link posted by debt free chick.


    ETA - I think HS2 is going underground through ruislip

    My works in London Marylebone and I work in Reading.

    Have been looking for a good house for sometime now. I have found in Ruislip. Hence the main reason to move there.

    Renting in Ruislip is not an option based on my present circumstances.


    I have been searching for HS2 in Ruislip. However cant find exact details on whether it is going to be underground or overground.

    Has any of you got any news on that?
