One bedroom flat - Renting the bedroom (I sleep in the living room)

Hi,
I'm looking to buy a flat and want to be able to rent out a room. I have found a good property which only has 1 bedroom, and a good sized living room.
I'm considering renting out the bedroom and sleeping on a sofa bed in the living room. This will mean that the lodger will have limited access to the living room as it's essentially my bedroom. They would still be able to use it just not all the time.
One other potential issue is that the kitchen is attached to the living room, you have to go through the living room to get to the kitchen. This will mean that there will have to rules regarding the kitchen, such as not using it at night while I'm asleep.
Do you think this could work or will no one want to rent out a bedroom while having limited access to the living room and kitchen?

99% of the time only an oddball would find that acceptable these days. While it's common in the States and even fine among people who know each other .... it'd just be "too weird" to move in with a stranger with an arrangement like that.0

If it's possible to install some sort of corridor so that you can properly wall off your "living room", then it might be possible to let the other room. Otherwise, no.0

The landlord sleeping in the living room? No problem (for the right lodger).
No access to the kitchen between the hours of ... X & Y (plus when you're changing, being naughty, taking a nap, whatever) - no.0 -

It absolutely would not work. You need a proper 2nd bedroom to let out. I let a room now that i have a small house but could not have done so with my first flat. most lodgers want to use the living room and the idea of having no access to the kitchen is completely unacceptable.0
