I am sure my sellers hate me!
I feel like I want to be a bit more pushy but don't want them to hate me - and I also secretly fear that they will decide not to move after all!!! Unfortunately in a sellers market they hold all the cards - or that's how it feels at least!
You should consider letting the Estate Agent know that you are getting ready to view other properties, then see just how much of a sellers market it is!
To have a proceedable buyer in the chair is a good thing not to be underestimated and your vendors could do with being reminded of this fact.Sealed pot challange no: 3390 -
I never met the buyer of our old flat - all discussion was done through the EA - but the transaction ran smoothly.
The seller of a house I nearly bought was utterly bonkers and his attitude was one of the reasons we pulled out of the purchase. Our surveyor said that the damp course needed replacing. We got a quote and tried to negotiate the price down - the seller then said that his mate's cousin's brother's mate could do the job for less. So we said well go and do it then. After titting us about for over a month, in which time the damp course wasn't touched, we gave up and found another much nicer house within a week. It was quite clear that this guy didn't really want to sell his house at all and kept coming up with excuse after excuse and delay after delay. In the end I think they took the house off the market.
The previous owner of our current house was aptly called Mr Pratt. He was a builder and he built the two-story side extension to the house himself. I think he started off with grand plans but then started to run out of money - and so some of the finishing off work is decidedly sloppy. It also took him over 5 years to build, which annoyed the neighbours - having to look at a maze of scaffolding every day for 5 years wasn't much fun for them. We employed an electrician to check over the electrics shortly after we moved in and he said that it was a mess. Also, the boiler failed a few days after we moved in (our fault for not getting it inspected) but it was expensive trying to get a quick replacement in an extremely chilly february.0 -
Didn't hate our last buyers (hate is a very strong word), but they/she was a PITA... I think that they required FIVE viewings AFTER we had accepted their offer (before exchange) and that just seemed excessive. Two of those were IMMEDIATELY before we went on holiday (one day after the other): so I was really trying to get stuff out and pack and not worry about the house looking amazing for a buyer who might be getting cold feet...
The buyer also kept asking for things to be included (that weren't included in the details or fixtures and fittings form. We had included quite a lot already (all the, very expensive, custom made curtains and blinds, a £2k american style fridge freezer, virtually all of the light fittings, a Kinetico Water Softener and most of the appliances were built in - including dishwasher and microwave) - so we weren't stingy, at all. But they kept trying to get an additional freestanding freezer and a freestanding washing machine and freestanding tumble dryer (they were pretty high end and I just didn't want to hand over another £3k in appliances). We said "no, they are not included", they accepted that answer. Then a few weeks later, they came back and asked why they weren't included (again). We said "no" again and they eventually accepted.
In the end, it all went through, but... I think a mixture of a pretty demanding/uncertain buyer and me being really rather stressed wasn't great. I didn't have any contact with the buyers directly - it was all through the EA, thankfully. Great EA0
