    Lighting up the chalice, that's my point, surely we can persuade them somehow? Pretty sure the sale agent would confirm the timescale means we could stay a little longer, just not sure whether to trust the LA to put it to the LL or try a polite email directly?
  • I'm suggesting you, politely but firmly, TELL them what your intentions are. No need for persuasion then. I'd do it in writing (copy to LL if possible) so that you can evidence the communication should the need arise.

    As already said, unless you leave by yourself they won't be able to get you out for 2-3 months after your fixed term tenancy ends (assuming all the paperwork re. notice and tenancy deposit is correct).

    Thus, if you need 1 month you don't need to persuade them, you just tell them that that is your current situation, also as suggested.

    As for a bad reference from the landlord/agent, that wouldn't help in getting rid of you quicker, now would it?

    Not sure how you are expecting to persuade them when you seem to have no idea what your bargaining position is.

    It would help if you could answer the questions i asked.

    No-one suggested that.

    If they are reasonable, professional people you can stay on good terms with them by telling them what your situation is.
    They may offer you something if they need you out quicker.

    I wasn't really looking to go through all my paperwork mrginge, though I appreciate the help I was hoping it wouldn't be so much hassle. So if it's hassle to stay, and hassle to move, we might as well just get the hell out and at least then we haven't scuppered our chances of securing the next rental, just inconvenienced ourselves instead

    That depends on how it's done. Be polite, apologies for any inconvenience, offer co-operation if access is needed etc etc etc. Of course, even if leaving mid way through a rental period, you would have to pay rent for the entire period, so it could easily end well for all concerned.

    That was the approach I wanted to take - we'd be happy to pay the month and just let them know when we were ready to hand the keys in, they could then do as they pleased from then on - the LL is a first time seller so assuming they just have taken their solicitor a bit too literally, I don't know...

    ... well the only way you will know is to have the conversation. But have it in the knowledge that, within the timescale stated, being realistic, and assuming his paperwork is all in order, there's nothing the LL can do about it if you decide to stay whatever the outcome. Better for all if you can reach agreement, but not critical.
