Short term investments?

Hi. I've got 3k in a cash ISA out of last years allowance and this year I'm tempted to invest in a stocks & shares ISA.

With our mortgage practically paid off I want to get my money working hard for me but may well need to take some/all out in a year or two to go towards a new property.

Is it worth putting money into a stocks & shares ISA (with the admin charges etc.) when I may well be wanting to take the money out in 12-24 months time, or should I just be done with putting 3k into a cash ISA?

Any thoughts most welcome.

Minimum time for any investment would be 5 years.

You would not want to be faced with a stockmarket crash just before you want the money.

    Best stick to savings accounts.
