Should I buy a house close to a small electrical substation???

Hi all.

I'm having a bit of a dilemma regarding wether i should purchase a property next to a small substation. What are peoples thoughts regarding this? The substation itself is around 9ft from the edge of the garden and around 25ft away from the edge of the house so it is quite close. I worry as my 3year old would be playing in the garden close to the substation and also the possible resale value. What are your thoughts? Many thanks

    What risks do you think it presents you or your child ? How many houses in the UK do you think are close to a substation ? Regulated by the IET the electricity industry in this country is extremely safe, and I personally would not worry.

    As long as your 3 yo isn't playing in the substation I don't see a problem. Depends whether it looks particularly unattractive, or hums ominously.

    I used to have one over the back fence (a fully enclosed brick building), nobody seemed bothered about it when I sold.

    Personally i don't really think it poses much health risk but i just worry about emf and him playing close to it. The main thing is when it comes to re selling it will be peoples perception of the substation causing health problems when it comes to sell.

    Its an open substation around 1.5m high and the same size wide. Its fenced off twice with a picket fence and tbh its quite nice not having another house at the side of you.

    Why would "people's" perceptions be any different to yours?

    We've got a transformer up a pole in the garden, serving eight houses, with 11kV lines coming over part of the garden. Fantastic. Meant we had 15 trees removed for free at the start of the year...

    I have a friend who struggled to sell a fabulous house because of the same issue. If you have choices, look elsewhere.

    This is the problem. The house is lovely, its been on since March but the way properties are selling in my area i would have thought it would have sold by now. The trouble is theres not a lot of choice with houses selling quite quick. I can only think that people are being put off by it!

    Their loss. Use it as an excuse to negotiate a reduction on the asking price - although I suspect it's already cheaper than "equivalents" without the "blight" of the substation next door.
