has anyone got any useful contacts further up the chain at Morris Homes? someone with some real decision making power? we've been in out house a number of months now and still have a snagging list as long as your arm, some of which was highlighted before completion.

Morris are in no rush to get the outstanding items completed, we've got work scheduled in for late June! its getting beyond a joke, its not just us either there are plenty of other people on our estate in a similar position.

I wish I'd seen this before I purchased my Capesthorpe from Morris Homes. I got a chance to finally inspect the house yesterday, I noticed that they haven't installed the add-ons we paid for, and the doors are the wrong colour. I'm mostly worried about where the Fridge is supposed to go in the kitchen. There doesn't seem to be space for one between the the edge of the cabinet and the door.

It's concerning that they arranged our home demonstration for just one day before we're moving in, which implies that they won't be fixing any snags before we move.

The master bedroom is very tricky because of the 2 windows and 2 doors, and of course it's small size. Also, the one place where the bed could go has a very low window, so a headboard would actually cover the window.

How did you other Capesthorpe house buyers arrange your furniture?

As this thread seems to be the one standing out form the results of online searches, I thought it might be useful for anybody thinking about buying a house from Morris Home - a house which will come likely with no warranty - to the post I made in a different thread in this forum.

Just search for "Morris Homes – Homes with NO Warranty" in the searching tool of the forum.
  • Do not buy from Morris Homes. They tell lies.

They released a statement about me on BBC radio Leicester saying I refused them access to the property. I never have and never will, as my contract dictates it.

I have this quote in writing from the BBC, so as far as I am concerned this is an attack on my character.

The quote from Morris Homes to ITV yesterday stated they will come and fix my house as soon as I give them access. Well you have told me three times in writing to go away and take up my issue with the NHBC, so thats interesting.

Morris Homes and or their contractors have been to my house 60 times in 18 months. All documented. They have told my neighbours that the drainage issues are all mine. I have CCTV footage of my neighbours pipe that feed to mine, it is subsided. This is from their own survey. My other neighbour has a drain that violates building regulations, yet he has his house signed off by building control. His house also blocks my drainage, again I have photo evidence to support this claim.

My house is 18 months old, has no building regulations. The local authority stated in a subject access request that morris homes where informed of issues with my drains many months before we completed the purchase and it appears they have not been corrected. They fail to do anything about this matter with Morris Homes even though they have the power to prosecute. So they are OK with this abuse of regulation it seems.

I have had drain cleans every week for well over a year.

I have been removed from residential meetings with our local MP, I am no longer able to attend at the request of Morris Homes direct to my local MP. This was not an issue the first time, also being in litigation, but the second time all of a sudden it is an issue. My local MP told me Morris Homes had spoken to her.

I have a house I cannot sell due to missing building regulations, Morris Homes refuse to address my issues as stated in three separate letters telling me to go to the NHBC to have my problem addressed.

After over 18 months we are still no further forward.

Should you buy Morris Homes, I will let you decide

  • My Wife and I have just purchased 50% ownership of a Morris Home in Dunchurch Rugby though Sage Housing, you should be aware that there are many many faults with Morris Homes new build and after the warranty of 1 year expires they will do nothing to resolve the extremely poor standard of workmanship, my bath has just leaked after 13 months and flooded the hall way , Morris homes refused to admit the fault sits with them, and there poor standard of workmanship, the bath was not fitted to the waste pipe correctly they botched the seal up with sealant and not the correct rubber seal which was laying under the bath and still brand new, please consider if you purchase a Morris home pay an independent assessor to check your house before the year runs out it will pay long term, Morris Homes never again there customer after care is very very poor.
