Is blown render a deal breaker?

Hi Guys and Girls
Quick question would you walk away from a sale if the vendor refused to reduce the price of a property due to blown render? The outer wall of the property I’m trying to buy needs rendering and insulating to fall in line with building control, is it too much to ask to get this sorted before we exchange? Property is an old terrace house with solid walls, listed as a 3 in home buyers report.

I'd find out as much as possible about the costs in order to come from a strong position. Has the vendor already refused to drop price, or do you fear they will?
I would say an important thing to consider in these situations is how easily the vendor can replace you; they may be willing to drop you if they will sell again straight away, but if the market where you are is not so hot (or if they have an agreed sale and need to go through one way or another), you are hard to replace so you may be able to stand your ground more easily.0 -
How fast does the vendor want to move? What is the market like in your area? It comes down to supply and demand in the end.
In your position I would get estimates and raise the issue with the EA.0 -
Yes it is too much to ask for this to be fixed before exchange. They could fix it, yet you could still pull out and the vendor is left with the house still to sell with rendering costs.
Agreeing a lower offer and you getting the work done is the best way. Also if by some miracle the vendors agreed to do it, it would be done cheaply and might not be a good job.0 -

Owners are in no particular rush to sell as they have not found some where else, however house has been on the market for 10 months we made first offer which was acepted. Survey has raised serval issue but had a builder out and only thing that needs doing asap is the 'blown render'. The vendor has not come back yet but I'm hopeing they will see reaon as work will require building sign off and even with green deal external insulation can cost a pretty penny.

With ECO you could get the house re rendered with insulation for FREE depending on other characteristics of your home or at very little cost,
or the Home Improvement Fund, will give you 75% cashback up to £6000 for this work.

Why does it need building control if its an old solid wall house?
Surely its just a normal repair, no requirement for insulation to be included?0 -
I'd speak to the neighbours too, assuming the terrace is all the same - old solid walled properties can have damp problems if they've been cement rendered.They deem him their worst enemy who tells them the truth. -- Plato0
