Not so much what they took, as what they left behind...

What is the most random thing that was taken out of your house by the previous owner?

    A toilet seat.

Really? My understanding from both my EA and my solicitor is that if something is in the EA's details, then it is included (whatever disclaimers there may be on the particulars).

Have you checked this with your solicitor?

Did you make your offer knowing that they would be taking the floor with them?

So would it logically follow therefore that if an item was not listed on the EA details but was listed on the F&F listing (provided to the solicitor and included and referred to within the contract), then that item should not be left in the property?

Here it was screws... lots and lots of screws. One from almost every door hinge, plug socket, bracket, door handle... I have no idea why because we weren't horrid or pushy and paid well. Therefore I reached the obvious conclusion.

I dislike laminate flooring so I'd be pleased if the sellers took it with them-as long as the remaining flooring wasn't damaged and I could lay carpet on it.

The garden plants and a large section of lawn!

I have a fake lawn and was considering taking that with me but thought that would be a bit mean spirited!

It has been noted that the current owners will be lifting up the laminate wood floor and taking it with them, but will leave it be for a small fee.

To which my response would be "that is fine so long as an appropriate replacement flooring is laid and any damage to skirting etc. is made good."
    Annie1960 wrote: »
Is the laminate flooring mentioned in the EA's details? If so, then they cannot take it with them.

This is totally incorrect and if you read the Sales Contract of any property you have ever bought it will clearly state that only the "Fittings and Contents Form" and "Written Replies by the Seller's Solicitor" can be relied upon for what you are buying.

  • Opposite problem, they want to leave sofa, fridge, dishwasher, washing machine, lights, tables, chairs, curtains etc. And they want money for them.

This is not what my solicitor told me about selling my own property. Better for the OP to get advice from their own solicitor.

Are you seriously saying that anything that appears in the EA's particulars photographs has to be left?

Or are you saying that the photographs don't form part of the particulars?
