They're taking the...

...flooring with them! It has been noted that the current owners will be lifting up the laminate wood floor and taking it with them, but will leave it be for a small fee. The mind boggles.

I hear horror stories of houses that have been completely stripped of their fittings etc

What is the most random thing that was taken out of your house by the previous owner?

    Friends of mine found their new house with bare wires in the ceiling and all the light switches gone.

    I also know people who took the gates from the driveway!!

    Is the laminate flooring mentioned in the EA's details? If so, then they cannot take it with them.

    It's the fixtures and fittings schedule that counts, not the EAs details.

    Really? My understanding from both my EA and my solicitor is that if something is in the EA's details, then it is included (whatever disclaimers there may be on the particulars).

    Have you checked this with your solicitor?

    Did you make your offer knowing that they would be taking the floor with them?

    Good luck to them. When we moved in, first thing we did was remove the ghastly laminate.


    Unsurprisingly, it broke.

    She isn't correct however. The EA details don't form part of the contract which is all that matters. The fixtures and fitting schedule does form part of the contract.

    This is not what my solicitor told me about selling my own property. Better for the OP to get advice from their own solicitor.

    Perhaps its more about EA covering their own backs i.e. they have to make sure what they put in the property listing is accurate or they leave themselves open to legal issues. This in itself probably doesn't stop the vendor from taking fixtures if they aren't part of the schedule in the contract between the vendor and buyer.
