    You might be cheaper getting an indemnity. Do you have service records showing it's been serviced every year since installation?

    Just to conclude, I went ahead with the indemnity.

    Just to add one more thing - when we last bought there was no GasSafe certificate, probably because the builder installed it himself.

    We were provided with an indemnity, but as it was a gas appliance I was more worried about whether it was safe. After general enquiries with the building regs dept they told me that if you applied to get retrospective building regs done (as we were demanding from the vendors), they would just need to see a recent service history from a GasSafe registered person.

    So for anyone else facing this issue, as well as an indemnity, you can also get the boiler serviced, which at the same time certifies it safe for use.
