Selling property, no Building Regulations Compliance certificate for installed boiler

Hello,
I had a new boiler installed in Nov 2009. I never received any Building Regulations certificate for it.
Now I am selling my property, and the buyers' solicitor's local search did not show such a certificate was issued. They are now asking me to pay for an indemnity insurance policy.
The installation was done by a Gas Safe registered installer, and they registered the bolier with Worcester Bosch. Apparently they never notified the local authority of this.
What can I do now, to right this wrong? I am happy with paying for the indemnity policy, but I also want to ensure that I am doing the right thing w.r.t. the building regulations etc.
- Thanks

We've just had this very same issue. The boiler was registered at a time when Corgi was changing to Gas Safe and somehow the registration didn't go through. The person who fitted the boiler came out last week and recommissioned it which took around 10 minutes. He then registered it as of that date on the Gas Safe website and I understand it cost him £2.20. We didn't have to pay anything as it wasn't our error. He should have checked that it has registered successfully at the time. Registering with Gas Safe will automatically generate the Buildings Regulation Compliance Certificate as the Gas Safe certificate includes this. No indemnity required and we had the service book showing it's been serviced correctly since installed which covers the whole period.
If you can't get the original gas fitter to come back then a different engineer is likely to charge you because they are warranting somebody else's work.0 -
This is what we did as we had no certificate for our boiler.
As your buyer is happy with indemnity insurance I would just pay for it.0 -

If you are in England/Wales, it is a statutory requirement for the engineer to notify gas safe when installing a new gas appliance. The original installation has a sheet with all the tightness's, pressures etc the boiler is meant to be set to. http://www.gassaferegister.co.uk/advice/gas_safety_in_the_home/building_regs_certificates.aspx. Since it was done so long ago, you won't be able to get this retrospectively, and there isn't really anything you can do.
However, since it seems the buyers are happy to proceed without the cert and with the indemnity policy, just buy the policy and be done with it. That's what the indemnity policy is for - you don't want to pay any more money when the indemnity will cover you.0 -
Same thing happened here, we got the company back out and they issued a gas safe certificate, all done and it didn't cost anything.0

Great, thanks for the responses.
For those who were able to secure the certificate, what were the lead times?0 -
How far back do you need to go for a cert for a boiler installation? I've just put my house on the market with a boiler that was fitted in 2006 (don't know by who) Do I need to get it certified?0
-
I believe they had to be fitted by a Corgi registered engineer and notified from April 2005. Depending on where you live you might be able to check what building regulations hold against your property online. If so then the notification has been done. You can also ring Gas Safe and see what certificates they hold for your address, They do charge for duplicate certificates.0

My boiler was fitted in July 2006, and the engineer registered it and I got a certificate.0 -
Ours was sorted in about 10 days I think.0

Thank you for the replies so far.
So, assuming worst case scenario and I have no certificate and Gas Safe have no record of the installation... how much would I be looking at to get it inspected and certified?0
