Why is this house not selling?

    It's likely price, but the local market also seems very slow with few sales. Any ways -

    Pic 1 - kerb appeal is minimal with vast expanse of pavers with no privacy from road; jammed up to next door houses

    Pic 2 - too many personal prints on walls, looks bland

    Pic 4 - Lounge shape is awkwardly thin and narrow

    Pic 6 - small bedroom for the master, no pic of ensuite

    Pic 12 - disappointing garden in terms of size and design, no conservatory

    Overall small house, and the plot is small being at the thin end of the triangle of land between road and training centre(?)

    Interesting that No.113 sold for £420k in 2009 but 5 bed and huge gardens.

    OP, did you buy 105 for £161,200 back in 2003?

    Going back to price, I see this 3-bed link-detached at 25 Burrow Hill Close went for £174,000 in Feb 2014.

    If you do a more like this then change to one mile then change to sold STC and look what gets added.

    Looks at the top edd and the stuff that is selling is cheaper.

    I would pay £200K for that, but not £230K for the one they have. As has been pointed out, it looks kind of crowded and close to other houses, and also on a very main road. The one in this link is much more appealing. I think the OP may need to drop to £170K.

    Very clean and tidily presented house but for me it is incredibly small for the price and the living room space is too narrow.

    If you can imagine the scale of things here; my smallest bedroom is 15x12, and I have 6 of them ... all for under that 230k.

    Your SMALLEST of SIX bedrooms is 15' X 12' and your house is worth less than £230K? Blimey, where do you live? And what kind of house?

    So we should be seeing 'sold-subject to contract' on the online listing soon then? They should put that on soon. The estate agents normally do.

    Wow, that's amazing. Just 48 hours after you put your post up here, saying that it had generated virtually no interest since you put it up for sale, you have an open house for a few hours for viewings, and it gets an offer as soon as someone sees it. Offer made same day. Done deal. Incredible.

    Yes. Presumably they will do it on Tuesday when they reopen.
    And yes, got asking price.

    Yes, you can see from the listing that there was an open house arranged for yesterday.
    And yes, we had an offer just before the estate agents closed yesterday evening as a result of the open house. :)
