Why is this house not selling?

Hi there,
Long time lurker.
As the thread title says really, why is this house not selling? The price is in the right area etc. but other than a couple of viewings in the first week, it's been fairly dead since.
Any advice would be gratefully received, thank you.

yes thats it...
agents is shipways had dealings with them and they can be slow to get back to people..0 -
Yes, that's the one.
It's been on for a couple of months now, open house planned for Saturday, but can't see why it isn't selling.0 -
The way I look for property is first the pictures, and these are great. The house is really well presented. Then I look at the floor plan and the room dimensions and for me bedroom 2 & 3 are quite narrow also the layout of the kitchen isn't what I'd choose. Still not a deal breaker at this point as I still like the overall house. Next, I look at the street view and then the map view and this is where I would have a problem, it appears to be on a main road and the commercial building behind looks as if it's high enough to overlook the rear of the property. Also I'd be concerned that this may be sold in the future and goodness knows what built behind the houses (sadly I've learnt this from a friend's experience).
I can't comment on the price as I don't know the area at all and the house is lovely but the other factors I've mentioned would make it a no for me sorry.
Everyone is different though and what worries me might be of absolutely no concern to others whatsoever.
From what jaymidlands has said about the agent, I'd get a friend or relative to phone them showing interest in the area and see if they push your property. If they don't then get them to specifically mention yours and see if they arrange a viewing with you. Obviously the viewing won't take place but the agent won't know this. Then wait and see how long it takes them to follow up on the viewing and take it from there. You may find that by changing the agent, you'll get more viewings.
Good Luck0 -
good photos but reason for lack of interest:
a) there are nicer places (older so bigger plots) for the same price in the vicinity, for example this one sold for £230k in January 2014
http://www.rightmove.co.uk/house-prices/detailMatching.html?prop=41095144&sale=50738621&country=england
b) there are cheaper places in the vicinity not on the main through route that Chester Rd appears to be

at the end of the day lack of interest has only 2 reasons :
a) price; and
b) price not drawing the few who are around because it is the wrong time of year0 -
My first reaction was "I come from a dearer area than Birmingham and I would expect a house like that not to be much dearer in my Home Area - so that must be a VERY good area of Birmingham for that price then".
Then I saw the comments about main road and industrial area and thought "Probably just an average Birmingham area then...price must be too high".
House itself looks reasonable condition etc.0 -
Rightmove listing looks good so can only be the price.
And frankly, houses with rubbish listings still sell if priced right.0 -
Awwwwww!
Can't we have seven pages of people suggesting how to improve a particular Rightmove pic or paint everything magnolia, after which they will be queuing round the block to see the palace that was previously hidden?
It's the price.Been away for a while.0 -
There are 4 bedroomed ones for £250k so over £230k for a 3 bed is overpriced. Bedrooms are small, particularly the 2nd and third ones. Lounge is narrow and it has only the one lounge/diner. Garage is virtually useless for parking a car and being able to get out of it easily at 7' 7" wide.
Ceiling fans on upstairs ceilings make the rooms look even smaller and suggest there is a problem with it being unbearably hot in summer.
I'd try it at £220k and drop the offers over.
I'd also get a friend to phone the agent and pretend to be a potential viewer and see how they are treated. If they're no good drop this agent and get another.0 -
Photos and listing look good. Have just had a quick look at properties nearby on rightmove, and unfortunately I have to agree - it's the price.0
