First Time Seller price advice needed

I would be happy for some advice.

I have had 4 valuations for my flat in April.

£285-295k
£310-315k
£295k
£305K

Ideally, I would like it to get £305k for my next purchase, but Im not sure what to ask for initially for advertising purposes.

I have seen on Rightmove over £300k is a new range or I dont want to lose out in some searches just below 300k. Equally, I want to have some negotiating leeway.

Any advice much appreciated.

ps Im a first time seller so its a bit new to me.

    Is that what the agents said you should market it at, or would expect to be offered for it?

    If you fancy getting £305k, why not try pricing it at £310k? If no-one wants to view it in the first week, maybe you've priced it too high, so drop it to £300k?

    Not sure where you are but in London and the South East property is going fast at the moment. I think you are right about the price banding. Speak to the agent and ask his advice but suggest you put it on at 'offers over £290k'. That shows you are expecting to achieve around the £300k mark but gets people who are just on the price border.
    Agents often inflate the worth of a property to get the instruction. It then goes a bit stale after foks have looked and considered it poor value. Have a look on Rightmove at sold prices - that will tell you what similar properties have actually achieved. Alternatively ask each agent to demonstate their valuation is actually achievable at sale.     In your position, I might try 300k, mostly for search visibility. I did well out of selling at 'Offers in excess of XXXk', as that didn't put people off, but stated clearly I expected good offers, and that's what I got.
