Seller won't provide indemnity policy for unnaproved loft conversion

We are almost at exchange and I am getting nervous. The only thing holding up the sale is that the solicitor needs an indemnity policy for the loft conversion, which was done without building regs, and will cost around £300.

I am not concerned about the fact there are no building regs. That's all been checked and I have had a structural engineer in to check it all.

My question is what to do if the seller doesn't provide the indemnity policy? Personally I don't care - but the solicitor says the bank will require it.

    If the seller won't pay then you can pay for it!

    Is this the house where they keep asking you to increase what you are paying?
    If so, they're being extremely difficult.

    Never mind an indemnity policy. It won't be much help if you're in hospital after falling through the loft floor. Or had the roof fall on your head....

    How about offering 50/50 ? £300 in the scheme of things for both sides is a drop in the ocean.

    The OP said they have had it checked by a structural engineer.
