Second viewing woes

    Slightly taking this off topic, but when we viewed our house for the second time (subsequently purchased), it was after we had viewed another house for the first time. I was quite unhappy with the other viewing, so I may have been unexpectedly enthusiastic with our (now own) house's viewing!

    The other house itself was bigger for a similar price, but I met the next door neighbour while waiting for the EA, who informed me that the reason both his and the house I was seeing needed re-rendering in parts. The reason he hadn't done this for the last 8 months, and it had obviously worsened since the owners moved out, was that he was waiting for someone to buy the house next door to spread the (now) cost of £350. While I appreciate the sentiment, I felt that this kind of neighbour was not my best bet.

  • We put offers on all the houses we had second viewings on, except one. That 1 we actually saw 3 times. We really liked it but each time we revisited the street it put us off. Nice house, bad location.

    So 2nd viewings are generally a goose thing, though they tend to be where you look foe negatives rather than positives in my experience.

    When we bought this place we viewed on a Sunday lunchtime, husband of the vendors was working so we couldn't see the loft as the lady couldn't work out how to get up there. We went back at 3pm and then again later the same day, rang the Building Society and went in to see about a mortgage on the Monday morning offered almost full asking as it was perfect for us and had been reduced by £10k. We moved in 5 weeks later....hope you have a similar experience.

    Second viewings are a good sign that someone is very interested. However the viewing may then show something that rules the property out, as it is the viewing you do more with your head than your heart. Often you really like a place but then realise it doesn't meet enough of your needs, it's overpriced or you can't stetch that far financially. Yes I know people should work this out at the first viewing but that doesn't always happen or people get carried away if they fall in love with the place. However I expect that over half of second viewings lead to an offer which is much better odds than first viewings.

    Sorry OP, but I agree with this.

    We've viewed quite a few properties twice, but the one we bought had three, plus a few drive-bys.

    We viewed another one three times, but view 3 was just to be sure that our view 2 had come to the correct conclusion!

    Much depends upon the complexity of a property. The more unique, the more difficult choices and quirks show up.

    My first house, a simple end terrace, was 'sold' to me in the traditional first 11 seconds through the door.

    Fair points, guess will just have to wait it out (which I hate!!) she didn't get back about arranging 2nd viewing until Wednesday (she viewed on the sat) so will probs be later in the week, so impatient :-)

    Currently selling a property. Have had 6 viewers, three have been back for a second viewing. One still interested but hasn't sold hers yet. Another "loved it" but said she'd decided she wanted a detached, not a semi. So why didn't she know that earlier? Another decided they could not afford the "work required", not having had a survey, so we don't know what was putting them off, as it is priced accordingly, compared with similar properties needing less "work".
    So some people just haven't done their homework and need a second viewing in order to sort their minds out about what they want/ can afford.

    Did you ask them if they were proceedable?

    In any case, first viewings can be out of curiosity, but second are always very interested - why else would they waste their time/petrol?

    So positive, but only if they have sold and are ready to buy.
