Council Planning Department Tolerance .. Does this exist?

Hi everyone
We are in a predicament.
We have been gifted a small piece of land that runs at the bottom of our garden.
That land is in the process of being transferred to us, but we have made an error in starting to erect a building for storage on it.
We had a visit from the Council Planning Department, who now say we need a Certificate for Lawful Development for that building.
The Planning Department gave us 3 to 4 weeks for the application for Lawful Development to be submitted, but this has almost run out due to our Solicitor taking forever to complete the land transfer.
Does anybody have any experience of a similar situation where a Planning Officer showed leniency and extended the time they originally requested?
Our solicitor has told us it will take up to another 4 weeks :eek:

Is the problem just that you don't have title for the land yet or will there be a problem regarding permission even if you owned the land?0

Is it your solicitor causing the delay or the councils? They are notoriously slowly.
take down the building until you have permission?0 -
Its our Solicitors that are really slow. The land is registered with the Land Registry, and there are no conflicts of interest, so ive no idea why they have said it will be another month.
I asked the Planning Officer should we stop the build, and he said it would probably be in our interests to do so, but he didn't say we should take it down.Some days I wake up Grumpy ... Other days I let him lie in.0 -
You can apply for planning permission anywhere, as long as the owner is aware.
The transfer of ownership should not affect anything. You need to pull your finger out on this application!Everything that is supposed to be in heaven is already here on earth.

Ok, this is now getting very interesting.
My Planning Officer instructed me to hire a Planning Consultant, which I have done ... I will be asking this Consultant first thing Tuesday morning if this is something he knows about, as he certainly hasn't informed me!

Planning officer has no right to instruct you to hire a Planning Consultant. If you want to hire one that's up to you.
You just need to get on with the application which you could have done weeks ago. You don't need Title or Planning Consultant to do the application.0
