Advice needed! Why isnt this house selling?

    Forget three pages critiquing particular photos. Put it on for a million pounds, then reduce the price to one pound. Somewhere between those figures is a price it will sell at.

    The other option is to move it brick by brick to Chelsea...and raise the price by five million. I'm guessing Heywood is a nice enough northern town yet to feel the London ripple.

    Change the picture of the front of the house so it doesn't look like your selling 2 cars, remove the link to streetview and reduce the price. It's too expensive, when the house is correctly priced it will sell.

    For me I live fairly local to this property, the street view is the biggy, it looks horiffic showing a gated back with rubbish and cars abandoned. It needs to show the front of the house.

    Second the front photo of the house. I cant actually see the house, all I can see is two cars, is it a big wide house or is that two houses?

    Third and most importantly, Ryder and Dutton are terrible, they dont seem to sell anything. I am surprised they are still in business. I have tried buying from them a few times in the past 20 years and got the run around, in the end I didnt put any offers in or view any on their books. I have friends that tried to sell and got no where for two years even after dropping £20k then changed to better estate agents upped the price by £10k and sold in a week. Other neighbours have struggled too with them when selling then sold in weeks once they changed to another estate agent.

    Change estate agents and as others say you may have to reduce that price.

    I really amazes me how certain estate agents can't be bothered to invest in in a decent camera with a wide angle lens.

    Agreed, it looks too cluttered. What are in all of those folders in the study? When was the last time one of them was actually opened - I bet they only use one or two regularly. I would hire a storage unit, and put most of the stuff in this house into storage, so I can actually see the house!

    The front pic needs doing again - with the cars off the drive!

    There is a house of almost the same design on with the same agent. However this property has been modernised, has a rear extension and garage, much nicer garden and doesnt have a shared drive. Its on at £116K.

    Why the EA has not said take a pic of the front of the house without the cars I have no idea!!As said by others, it is always the price. If it hasn't sold in a year the price is too high. The photos can be improved but the price is putting people off.
  • EAs in Lancashire don't have much room for manoeuvre as there are bucketloads of properties that have terraces upon terraces of dilapidated yards. Anyone from there would be used to seeing it.


    Not sure there's much that can be done with Streetview. I think you can only supply the postcode, and that's what you will get. It's only then you get the fine tuning to the property by clicking the 'walk' icons, but the initial location cannot be changed.

    Maybe you can't change the Streetview but I agree that this image would put me off completely. The house itself isn't my style choice but, after allowing for this, it is quite well presented.

    I personally would change the Study for a dining room. It seems a huge wasted space which leaves a cramped looking Living/Dining room.
